If you think it looks familiar it is. Its a take from our Friday Harbor plan. Many of you have been asking for a bit more out of this plan and so we listened. Now the home comes with an upstairs bathroom and we converted the loft into a bedroom. This also fits into our category of ADU’s. What is an ADU? Funny you should ask.

An Accessory Dwelling Unit is an extra living unit on your property, complete with kitchen, bathroom and sleeping facilities. Subject to local regulations, ADUs may be located either inside, attached to, or detached from the primary home on your property. Another common term for ADU is ‘Mother in Law’ apartment. As of July 1, 2016 all Washington home builders must meet the stringent energy code that has resulted in state-wide price increase. The upside is, Washington State residence ends up with a high efficient home. If you build outside the state of Washington and we build in your area and would like the same energy package that comes standard for Washington state residents add 10% to the base for all homes up to 1,500 square feet, and 8% for homes 1,500 square feet and more. This will provide you with a general cost. Contact us for more details. The following applies to all homes built in Washington’s State.

Included in the base price for Washington are the following for homes up to 1,500 square feet;

  1. Electric hybrid hot water tank
  2. Low flow Moen faucets
  3. R38 insulation in the floor
  4. LowE .28 windows
  5. High efficient ductless HVAC 1 head with wall heaters for the rest of the home

Where natural gas can be substituted, an additional charge will occur due to venting and piping.

Homes larger than 1501 square feet include the following to receive the 3.5 credits needed to meet code;

  5. High efficient electric furnace and heat pump
